Upgrade instrument testing services

The following additional items can be purchased according to customer needs:

  • High pressure water gun test $500
    Use a high-pressure water gun to vertically spray the trim of the window to check whether there is water seepage in the curtain wall.
  • Formaldehyde concentration test $500
    Use the RAE® MiniRAE 3000 VOC Monitor to detect whether the formaldehyde concentration in the unit exceeds the standard.

Other Information

Service Process

  1. On the day of the handover, the developer’s staff will accompany the new owner to the unit for building inspection and they will conduct a simple inspection.
  2. The owner hires a professional building inspector to conduct the building inspection. After completing the appointment with us, the building inspector will be arranged to inspect the defects in the unit.
  3. After the inspection, the building inspector will provide a Defect List and photos to explain in detail the defects in the building and the location of the repairs. The owner must submit a building inspection report to the developer.
  4. According to the report’s content, the developer will arrange for a contractor to go to the unit to carry out the leakage repair work, which will take about 2 weeks to 1 month.
  5. You can make an appointment with us for re-inspection at a preferential price, re-acceptance and confirm that the unit has been repaired.

Why do first-hand new properties also need building inspections?

Although there are not as many problems in first-hand new buildings as in second-hand buildings, more emphasis is placed on the acceptance of construction quality and the prevention of potential risks. For example, if there are cracks in the windows or the walls of air-conditioners, if not dealt with in time, they may develop into more serious problems such as water seepage or peeling in the wall in the future. Developers generally provide a six-month building inspection period. When issues are found in the unit, the owner can submit a repair list within the time limit and request the developer to perform repairs.

When should I make an appointment for a building inspection service?

You can contact us to make an appointment for a building inspection service from the date of repossession. After both parties confirm the date and details, a 50% deposit is required to make a successful reservation. We generally recommend making a reservation one week in advance so that you can more easily choose your preferred time.

Can I be present during the building inspection service?

Yes, the owner does not need to leave the unit while the service progresses. We also encourage owners to come to the site in person to understand the problems and defects of the unit so that you can know well and understand the condition of the unit when communicating with the developer in the future.

Do you provide second-hand building inspection services?

We currently only provide first-hand building inspection services for new buildings, but not second-hand building inspection services.

How long does the building inspection service take?
